Pre Purchase Surveys

If your purchasing a new property, we can assist you by providing a detailed Pre Purchase Survey of the property. We would carry out a full visual inspection of the property and provide you with a detailed report identifying any defects and advising you of any prospective remedial measures.

Purchasing a house is normally the biggest investment we make in our lifetimes, so it’s good to have peace of mind that your investment is not going to turn into a money pit.

Civil & Structural Design

We provide a full Civil & Structural design service, whether its one off calculations or an entire project we can assist you by preparing detailed design calculations & drawings. This typically includes:

Structural Steel
Reinforced Concrete
Foundations
Masonry
Timber

All designs are done in accordance with new Eurocodes (IS EN 1990 - IS EN 1998), current Irish Building Regulations & industry best practice. We also provide a contract design service for consultancies wishing to out source design work.

We also provide Contract Engineering Design services.

Structural Assesments

We can carry out a survey on an existing structure and provide a report and calculations to advise on both the condition and load carrying capacity of the structure.

Construction Supervision/Monitoring

We can provide you with a Construction Supervision service to suit your needs. We would typically visit your site at agreed intervals to ensure that all Civil & Structural works are being carried out in accordance with the designs & specifications. We would liaise with designers & contractors to allow us to report effectively to you on progress and any issues. We have experience in projects of all sizes and our aim is to ensure your project is delivered to the quality & standard you would expect.

Fire Safety Certificate Applications

Fire Safety Certificates are generally required for all new buildings (with the exception of dwelling houses & some agricultural buildings). They are issued by the local Building Control Authority. A Fire Safety Certificate certifies that the design of the building or works would be in compliance with the requirements of part B of the Second Schedule to the Building Regulations.

GW Consulting Engineers can assist you in preparing the application. Typically this would include preparation of application report along with plan drawings to demonstrate how the building would comply with current building regulations. The application process can take up to 2 months to process and building work may not commence until the certificate has been granted. Early commencement of the application process is strongly recommended in order to avoid delays in construction.

Disabilty Access Certificate Applications

All new buildings (except dwelling houses) & any building subject to a material alteration (or change of use), or an extension >25m² requires a Disability Access Certificate. They are issued by the local Building Control Authority. A Disability Access Certificate certifies that the design of the building or works would be in compliance with the requirements of part M of the Second Schedule to the Building Regulations.

GW Consulting Engineers can assist you in preparing the application. Typically this would include preparation of application report along with plan drawings. The report & drawings would demonstrate how the building would comply with current building regulations. The application process can take up to 2 months to process and building work. Technically, a Disability Access Certificate is not required in advance of commencement of work. However, no works in contravention of Part M of the Second Schedule to the Building Regulations 2000 may commence until the certificate has been granted. Early commencement of the application process is strongly recommended in order to avoid delays in construction.
